General conditions

These general conditions of sale are strictly applied to all sales of services made through in Spain, offered by Rookie In Town Accommodation and Services SL, with C.I.F. number B87795555, hereinafter the company, for individuals.

Any booking request, or property registration, made to necessarily implies as an essential, determining and indispensable condition, the unreserved acceptance of the General Conditions of Sale of Rookie In Town by the Client in force on the day in that the corresponding request is carried out. In addition, the Client acknowledges that the acceptance of these conditions will imply the application of these to the request to which they refer, as well as to any subsequent request, except for those cases in which new conditions are brought to their attention by the company. The fact that the company does not resort to any of these conditions at any time cannot be interpreted nor will it to waiving resorting to them in the future or in the past.

Applicable law and competent jurisdiction. The interpretation and execution of the conditions, as well as all the acts that are a consequence of them, will be subject to Spanish law, unless there are contrary public order provisions.

Pricing policy

The prices published on the Rookie In Town website are in Euros and are valid except for typographical errors. All prices include the corresponding VAT included, applicable on the day of the request, any change in the VAT rate will be automatically applied to the prices of the services for sale at

Payment Methods

When making the booking request, the client can freely choose to pay for the bookings made at by means of payment with PayPal or bank transfer.


The services presented by are valid within the limit of available places. The company reserves the right to modify the offer of services without prior notice.

Cancellation of reservations

Once the reservation has been made, which is considered confirmed after the payment of the deposit, it can only be canceled under justifiable objective causes that prove the Client's inability to enjoy their accommodation (death of a relative, proven health problems or causes that leave the client's stay in the destination city without a main purpose). If the cancellation occurs less than 20 days in advance, regardless of the causes, the Client would lose the deposit made.

In any case, if the reservation is canceled by the client, whether or not it is justified, the Client will have to bear the agency fees (€ 90 VAT included).

Online dispute resolution


A link is included for the consumer to benefit from the extrajudicial resolution of conflicts of the European Commission. This is of particular importance if you are a consumer residing in another EU country. You can send the complaint through the following link:

Record of visits


Rookie In Town informs the user that when accessing the server, they will be assigned an IP number that will record, in addition to their access to the server, the pages they visit. The IP with these data will be stored in a LOG file that will be processed by Rookie In Town for the purpose of determining the number of pages viewed on the portal as well as for the performance of statistics.

Claims sheet

According to Article 29.4 of Decree 1/2010 of the Governing Council of the Community of Madrid, the consumer has at his/her/their disposal complaint forms that he/she/they can request by sending an email to the contact address and they will be sent to him/her/them in pdf format, which he/she/they must fill out, sign and return to the same email.
